In Lagos, land is the scarcest input in the entire property market, which puts landowning families in a stronger negotiating position than anywhere else in Nigeria. It’s also the market with the longest history of joint ventures, including badly structured ones, so Lagos landowners are rightly the most cautious. Good. Caution is exactly the right instinct, and our agreement is built to survive scrutiny from your own lawyer, which we insist on.
Districts we focus on
Lekki Phase 1, Ikoyi, Victoria Island fringes, Ikeja GRA, Magodo, and the established parts of Ajah where buyer demand is proven rather than speculative. We are deliberately conservative about the far Lekki-Epe corridor: plenty of land changes hands there, but we build where completed units sell at prices that justify construction today, not in a projected future.
How it works here
You keep your title, we fund and run the build from design and Lagos State approvals through construction and sale, and value is split on fixed written terms. The full structure is on our joint venture page. In Lagos, governor’s consent and excision status determine what’s possible, so title verification is our first step and our cost.
What we look for in Lagos
Plots from about 500 square metres in the districts above, or larger family holdings suitable for phased development. Family-held land with many signatories is normal in Lagos and we structure for it. If your land carries an old family dispute, resolve it or be resolving it; a JV cannot paper over a contested title, and we verify thoroughly.
