We define the requirement first — what the property must accomplish, what evidence is needed before commitment, and what flexibility exists. We then source or assess options, coordinate due diligence and support the transaction through to handover.

Each partnership's financial structure — which party bears which professional fees, construction costs and marketing expenses — is defined in the written transaction documents before commitment. Your independent lawyer's fees for reviewing the agreement are always your responsibility, and Brooch insists you incur them.

How is the value split decided?

By the land's share of total project value. A plot in a premium district contributing most of the project's worth earns a larger split than one where construction costs dominate. The split is negotiated per project and fixed in the written agreement before anything begins. No percentage is quoted before the site is assessed.

Ideally a Certificate of Occupancy, registered deed of assignment or governor's consent where applicable. If your documentation is incomplete or the land is family-held with multiple signatories, tell us upfront. We assess title as the first step and sometimes address perfection as part of the project.

The agreement defines performance timelines and what happens if they're missed, including your right to exit. Your land cannot be held by an inactive developer — the development interest is conditional on performance. This clause exists because the market has seen bad actors.

Why not just sell the land instead?

Selling gives you today's land price once. A joint venture gives you a share of the developed value, which in strong districts can be a multiple of the raw land price, and you may keep units as income-producing assets. The tradeoff is time. If you need money now, selling may be the right answer — and Brooch will say so.

Every opportunity on brooch.homes states Brooch's role, the developer's identity and the information a serious prospect should review before deciding. Where data is unconfirmed, it is shown as pending. We do not publish projected returns or speculative claims.

How should I make payments safely?

Do not transfer any deposit or purchase payment without first confirming the receiving account details directly with Brooch by phone. Brooch will never ask you to pay into an unfamiliar account or request payment under pressure. Always retain an independent lawyer to review title documents before payment.

Does Brooch guarantee returns on any property?

No. Brooch does not guarantee capital appreciation, rental income or investment returns. Property carries risk and past performance in a location is not a guarantee of future performance. Any projection described as "guaranteed" by any property company is a red flag.
