Brokerage & Acquisitions

The right property requires the right evidence first.

Access to property listings is not the problem. The problem is separating what is available from what is actually suitable, evidenced and executable. Brooch starts with the requirement, not the shortlist.

What Brooch coordinates

Requirement definition

Before searching, we establish what the property must accomplish, what flexibility exists and what evidence is needed before a commitment.

Sourcing and shortlisting

We source and screen options against the defined requirement. We present a shortlist with the evidence and issues associated with each.

Assessment and due diligence

We coordinate inspection, valuation, legal title review, planning check and other relevant assessments before the transaction proceeds.

Transaction coordination

We support negotiation, document review coordination, payment milestones and handover. The client retains an independent lawyer throughout.

The process

A structured route to the right property.

A property acquired on insufficient evidence carries that risk permanently. The process is designed to give the client a sound basis before committing capital.

01

Define the requirement

Understand what the property must do, what matters and what the acceptable range is before beginning the search.

02

Source and shortlist

Identify and screen options. Present those worth examining with the relevant context on each.

03

Assess and verify

Coordinate inspection, valuation, title review and other evidence required for a sound decision.

04

Execute and hand over

Coordinate the transaction, milestones and documentation through to handover.

Payment safety

Do not transfer any deposit or purchase payment without first confirming the receiving account details directly with Brooch by phone. Brooch will never ask you to pay into an unfamiliar account. The client should retain an independent lawyer to review title documents before any payment.
